Oftentimes when marketing a property you'll want to host an open house. This not only gives you the chance to show a large number of prospective buyers the home all at once, it also gives you the chance to forge new and important contacts in your community. It's called an open house, but much of the time you'll find that you're marketing yourself as much as the property you're presenting. Even if a few people don't care for the particular property you're showing, there's a good opportunity for you to at least get the ball rolling in helping these prospective buyers find what they're looking for using you as an agent. This makes getting a good turn out for your open house events all the more important.

There's a number of things you can do to draw more people to your open house. First of all get the word out in the community where you'll be holding your event. Use Craigslist, Zillow, Facebook, Twitter and anything else you think prospective buyers might be looking. Secondly give them some incentive to come. Offering free food often encourages people to check out the home even if they're only in the early stages of searching. Present the home in the best light possible; clear any clutter, open up spaces, and foster a friendly, bright vibe throughout the home. This includes all the senses: smell can leave as big of an impression as what people see, so freshen up the place accordingly. 

This only scratches the surface of what it takes to hold a successful open house, but serves as a good foundation for having a successful event.
